Contract Management
The Contracts Department requires the use of technical systems to organize and follow up on contracts to manage all rental agreements for the property with its different components
We are also working in Dyar Salem on managing Security Deposits and process Receipt and take over of real estate units in a way that achieves the interest of each party of the contract. We have developed a detailed handover/takeover procedures document supported with pictures and illustrations to achieve the goal of maintaining real estate units under management

Property cleaning and maintenance
We secure all necessary service contracts to maintain the property and we supervise the delivery of these services, such as the cleaning of public facilities (floors, roofs, facades, water tanks, and sewage) and pest control. We also follow up on periodic maintenance by reviewing the terms of existing contracts and apply quality control standards on its deliverables , for example: Periodic maintenance of buildings, devices and equipment, which includes Elevators, air conditioning, lighting, security cameras, firefighting systems, plumbing, carpentry, paint and electricity

Residential and commercial rental
We offer and market vacant residential and commercial units using the most recent digital and traditional marketing methods to reach the target customer segment for each property.
Dyar Salem Real Estate is a certified real estate broker licensed to register electronic rental contracts, which have become mandatory for both residential and commercial units in Saudi Arabia.
When documenting electronic contracts, we are keen to ensure that the owner preserves the right to issue an executable promissory note when the tenant defaults in payment of rent.

We provide the service of managing registration processes in GAZT in addition to filling VAT returns quarterly, the regular and accurate registration of input tax has a significant impact in reducing the impact of value-added tax on property owners and thus achieving our goals; maximizing the wealth of the owners and increasing the returns from the property under management
We are also working on providing registration and importing for Real Estate Transaction Tax related to the sale and transfer of real estate ownership
